At Pioneer, we value partnerships as the most important asset we have going into each project. Good partnerships are centered on good communication. Pioneer will work handily the general contractor, design team and owner. Our project management teams have decades of experience and work with all contractors to keep all teams aware of work in progress, unusual disruptions, changes in schedules, etc. Our dedicated project manager will commit to open communication and availability to visit when necessary. In addition, we recommend weekly or biweekly GoToMeeting progress meetings to help ensure that we are on target and minimize disruptions.
Early in design assist, most project schedule are very preliminary and will require more refinement and detail from Pioneer. We will evaluate items such as mobilization, layout, install anchors, install curtain wall units, crew size, etc. Pioneer will build a reverse schedule highlighting critical dates and work collaboratively in making timely decisions with the design team to hit these dates.
During the estimating phase, our preconstruction team will establish an ongoing series of budgets to estimates for the curtain wall and related elements as accurately as possible based on desired materials and finishes. Throughout the estimating phase, as details are defined and changes made, the budget will be updated accordingly. At the end of the preconstruction service, a total GMP for the curtain wall will be developed, which will be the basis the design assist sub-contract. Once this initial GMP is accepted, the team will move forward into Design Assist.
